Industrial warehouses in Jalisco will have a certificate of Real Estate Confidence

The signing of a collaboration agreement was carried out, which seeks to protect the assets of clients and investors, as well as to generate trust, transparency and investment security in the industrial real estate sector, by Jorge Enrique Suárez Navarro, president of the Association of Industrial Parks of the State of Jalisco (APIEJ) and Diego Gabriel Espinosa de los Monteros De la Torre, president of the board of directors of KARTENSOLL México SAPI de CV.

This agreement seeks to establish the general bases and criteria on which APIEJ and Kartensoll will carry out cooperation, training, collaboration and promotion actions on matters of integrity and development of trust in the real estate sector of Industrial Parks, for developer companies with a presence in the industrial sector.

The purpose of this agreement is to achieve an alliance that regulates good practices, improves and renews the bonds of trust between project development companies, in addition to the execution of work, suppliers and their entire supply chain, as well as generating certainty for investors and the end consumer.

During the signing of the agreement, Javier Lemarroy Mendoza, General Director of the Association of Industrial Parks of the State of Jalisco (APIEJ), gave a context of what the Association of Industrial Parks of the State of Jalisco is, and the scope that the signing of the agreement has for integrity and to provide confidence in the entire industry. APIEJ has 43 affiliated industrial parks, which are owned by 32 developers, who have invested more than 2.9 billion dollars in Jalisco in industrial properties, whether land with industrial land use or in built industrial warehouses. In hard numbers, APIEJ represents more than 2,850 hectares of land invested in the state, and the inventory of industrial warehouses is made up of more than 4,046 million square meters built, for which, the main strategies of the association are to provide promotion and prospect new tenants, who land in the industrial parks, national and international companies.

Jorge Enrique Suárez Navarro, President of the Association of Industrial Parks of the State of Jalisco (APIEJ), said that today, APIEJ is signing agreements with all the municipalities of the metropolitan area, and even more so with the state of Jalisco, and the collaboration with Kartensoll de México, helps them ratify and certify that the developments of the industrial parks have legal certainty, and the certainty that all the necessary elements and requirements are met.

For his part, Diego Gabriel Espinosa de los Monteros De la Torre, Chairman of the Board of Directors of KARTENSOLL Mexico, commented that the idea of ​​this certificate was born 5 years ago, after undergoing the certification of the ISO thirty-seven thousand one standard, which is anti-bribery and conflict of interest, specifically in the real estate sector, being one of the pioneering companies that have it at a national level, since they realized that there was no real estate trust certificate in the Mexican Accreditation Entity, therefore, Kartensoll took on the task of creating this standard, which was presented, approved and authorized, forming part of the catalog as the Real Estate Trust Certificate (CCI), with the idea of ​​​​caring for and safeguarding the interests of the final consumer and investor, so that they look for trusted real estate developers.

It is important to mention that the Real Estate Confidence Certificate (CCI) highlights real estate projects that meet the compliance of the private standard “Methodology for the Supervision of Good Practices and the Care of Agents Involved in the Real Estate Business”. This 5-stage evaluation performs a diagnosis of the real estate project, where more than 140 indicators are analyzed, reviewed and evaluated to achieve the construction process of a real estate project, with the purpose of granting a certificate (CCI), which generates confidence in the buyer, user or investor.

In addition, the work proposal was signed with Grupo Ferran, a company that is part of the Association of Industrial Parks of the State of Jalisco (APIEJ), by Eng. Alfredo Fernández, president and CEO of Grupo Ferran. This work proposal signature includes three of the nine projects that are planned.
